Flat Roof Repair for Phoenix Homes and Businesses

Flat and low-slope roofs are everywhere in the Valley, from Pueblo-style homes and additions to apartment buildings, offices and retail centers. They work well in a dry climate, but they have a weakness that pitched roofs do not: water has to be led off the roof rather than simply running down it. When the surface wears, a seam opens or a drain is blocked, monsoon rain sits on the roof and finds its way in.

Raise The Roof AZ, LLC repairs flat roofs across Phoenix, on homes and on commercial buildings. We work on foam, TPO, modified bitumen and coated roofs, and we tell you whether your roof needs a repair, a restoration coating or a replacement before anything is quoted. ROC #337745, Class CR-42, licensed, bonded and insured.

The Flat Roof Systems We Repair

  • Foam roofs (SPF): Spray foam is a popular Phoenix roof because it insulates well and forms one seamless surface. Its weak point is the protective coating on top. Once that coating wears through, the sun breaks down the foam underneath. We repair damaged foam and recoat it before the damage spreads.
  • TPO roofs: A single-ply membrane common on commercial buildings. Most TPO leaks start at seams, edges and penetrations, which we repair and reseal.
  • Modified bitumen: A layered roll roofing used on many homes and small commercial buildings. Blisters, cracks and failed laps are the usual problems, and most are repairable.
  • Coated roofs: Elastomeric and other roof coatings protect the surface beneath them from UV and water. When a coating is chalking, cracking or peeling, recoating can add years of life to an otherwise sound roof.

Common Flat Roof Problems

  • Ponding water: Low spots that hold water after rain speed up wear on every flat roof system. We address the cause where we can, from blocked drains to sagging areas.
  • Blocked scuppers and drains: Dust, debris and leaves collect at drains and scuppers. Once water cannot leave the roof, it backs up against parapet walls and finds a way in.
  • Parapet wall and flashing leaks: The joint where the roof meets a parapet wall is one of the most common leak points on Phoenix flat roofs. We repair the flashing and the top of the wall so water is kept out.
  • Worn coatings and UV damage: Years of direct sun break down surfaces that are not protected. A coating that is wearing thin is the cheapest point at which to act.
  • Seam and penetration leaks: HVAC units, vents, conduit and other penetrations are frequent leak sources. We seal them and the seams around them.
  • Blisters and cracks: Trapped moisture and heat cause blisters and cracking in membranes and coatings. We cut out damaged areas and repair them properly.

Repair, Restore or Replace?

Many flat roofs that leak do not need replacing. If the structure and most of the roof surface are still sound, a targeted repair or a restoration coating over the existing roof is usually the most cost-effective choice, and it avoids the disruption of a tear-off. If the roof is saturated with water, badly damaged or past the point where a coating will hold, replacement is the honest answer, and we will show you why.

How a Flat Roof Repair Works With Us

  1. Free inspection. We walk the roof, check drains, seams, flashing, penetrations and the surface itself, and trace the leak to its source.
  2. A clear recommendation. You get an explanation of what we found and the options, from a repair to a coating to a replacement.
  3. The work. We make the repair with materials that suit your roof system and Arizona’s heat, and we work around tenants and business hours on occupied buildings.
  4. Cleanup and a final check. We leave the roof and site clean and walk you through what was done.

Storm Damage and Insurance

Monsoon storms bring the kind of rain that flat roofs struggle with, plus wind that can lift membranes and edges. We provide emergency tarp-offs and work with all insurance carriers on storm damage claims. See our emergency and storm damage service.

Straight answers

Frequently asked questions

What causes most flat roof leaks in Phoenix?
Ponding water, blocked drains and scuppers, failed flashing where the roof meets a parapet wall, and coatings worn through by the sun. Monsoon rain tends to find whichever of those a roof has.
Do you repair foam roofs?
Yes. We repair damaged spray foam and recoat it. A foam roof depends on its top coating to protect it from UV, so keeping that coating in good shape is the most important maintenance it needs.
Can a coating fix my leaking flat roof?
Sometimes. If the roof is structurally sound and not saturated, a repair followed by a restoration coating can add years of life. If the roof is holding water inside it or badly damaged, a coating will not last, and we will tell you so.
Do you work on commercial flat roofs?
Yes. We repair flat roofs on homes, apartment buildings, offices and retail properties, and we schedule work around tenants and business hours on occupied buildings.
Is the inspection free?
Yes. We inspect the roof at no charge and explain whether it needs a repair, a coating or a replacement before anything is quoted.
