Tile Roof Repair for Phoenix Homes
Tile is the most common roof in the Valley, and for good reason. Concrete and clay tile shrug off the sun, handle the heat and can last for decades. But a tile roof is really two roofs. The tile on top sheds most of the water and takes the UV. The underlayment beneath it is what actually keeps your home dry, and it does not last nearly as long as the tile protecting it.
That is why so many tile roofs in Phoenix leak while looking perfectly fine from the street. The tiles are intact, but the felt or synthetic layer under them has dried out, cracked or slipped, and water that gets past the tile during a monsoon storm has nothing left to stop it.
Raise The Roof AZ, LLC repairs tile roofs across Phoenix and the surrounding cities. We find where the water is really getting in, fix that, and tell you honestly how much life the rest of the roof has left. ROC #337745, Class CR-42, licensed, bonded and insured.

Common Tile Roof Problems We Fix
- Cracked and broken tiles: Foot traffic from satellite and solar installers, falling branches and hail all break tiles. A single broken tile exposes the underlayment to sun and water, so we replace it with a matching profile and color.
- Slipped and displaced tiles: Wind and settling can shift tiles out of place and open gaps. We reset them and secure them properly.
- Worn-out underlayment: The most common cause of a leaking tile roof in the Valley. When the tile is still sound, we lift it, replace the underlayment and battens where needed, and re-lay the same tile.
- Flashing failures: Valleys, chimneys, skylights, walls and roof penetrations are where most leaks start. We repair or replace flashing so water is directed off the roof instead of under it.
- Ridge and hip problems: Loose or cracked ridge and hip tiles let water in along the highest, most exposed lines of the roof. We re-secure and reseal them.
- Leaks around solar mounts: Penetrations made for solar panels are a frequent leak point on tile roofs. We find the failed mount or flashing and seal it correctly.
Repair, Underlayment Replacement or a New Roof?
This is the question that matters most to your budget, and we answer it before anything is quoted. A tile roof usually falls into one of three situations.
A localized repair. One leak, a few broken tiles or a failed flashing detail on an otherwise healthy roof. This is a repair, and we treat it as one.
An underlayment replacement. The tile is in good shape but the layer beneath it is finished. Lifting the tile, replacing the underlayment and re-laying the original tile costs considerably less than a full replacement and keeps the look of your home the same. It is also why we handle tile carefully: every tile we can reuse is one you do not have to buy.
A full replacement. When the tile itself is failing across the roof, or it is a discontinued profile that can no longer be matched, replacement may be the better long-term value. If that is the case, we will show you why. Our roof replacement page covers that work.
How a Tile Roof Repair Works With Us
- Free inspection. We get on the roof, check the tile, the flashing and the underlayment where it is visible, and trace the leak to where it starts rather than where it shows up on your ceiling.
- A straight recommendation. You get a clear explanation of what we found and whether the roof needs a repair, an underlayment replacement or something more, with photos when they help.
- The repair. We work carefully to avoid breaking sound tile, match replacement tile as closely as possible, and pull any permit the job requires.
- Cleanup and a final check. We clean up and walk you through what was done.
Storm Damage and Insurance
Monsoon wind and hail can crack and displace tile across a whole roof in one afternoon. If your roof was damaged in a storm, we can tarp it to stop further water damage and inspect it once it is safe. We work with all insurance carriers and can document the damage for your claim. See our emergency and storm damage service for more.
